Effective Church Finances: Fund-Raising and Budgeting for Church Leaders ReviewCallahan takes a great view of finances in the Church. He doesn't balk at the idea that ministry takes money. But, He always presents the case in terms of people instead of paper, mission instead of mortar, and investment instead of costs...
This book promotes the idea of seeing "giving" as investement in God's mission, which is for the sake of reaching people. And, Callahan suggests that there is a greater "cost" than giving-- that is the "cost" of what we lose when we don't invest in the kingdom-- the cost of rebellious children who are not taught, the cost of marriages that are not healed, the cost of not a community not knowing God. Incredible-- it always goes back to the mission and people-- and how we can invest in the Kingdom.
Chapter 1 is among the best in this book, and details how "mission" actually builds the finances of the church (not that a church does the mission for the finances, but finances to come as a result). More finances provide for a greater investment in mission, which results in more finances, which results in an even greater investment... it's cyclical. And, often, our financial problems in the church MAY result from our missional perspective. That's what I've gathered from the book, and I'm starting to agree with it.
The middle of this book bogs a little, although it does have some practical helpson stewardship campaigns, etc. If you're a church administrator, or the treasurer, chairman of a finance committee, ministry team, etc... you might want to read this one. If you do not directly over see the finances (the nuts and bolts) try reading Callahan's other book on church finances, "Giving and Stewardship in an Effective Church," for it will appeal more to your missional theology (and much of what you find in "Effective Church Finances" is simply a rehash of the other book, some chapters even being copied verbatim).Effective Church Finances: Fund-Raising and Budgeting for Church Leaders Overview

How to Make Money in Commercial Real Estate: For The Small Investor ReviewWhile Mr. Masters does make several good points, most of the information in this book could apply to any real estate investment: whether it be residential or commercial even though the title of this book clearly makes it appear that this book will focus on commercial properties, which it does not.
Mr. Masters starts the book by making a quick comparison between real estate and other investments, such as holding your money in cash, saving accounts, securities, collectibles, and precious metals. He gives the advantages and disadvantages of each: namely, liquidity versus returns. Now, we get into the meat of the subject matter. First, Mr. Masters argues that an investor should own their own primary residence and have 12 months of expenses in the bank before venturing to invest in commercial real estate: conversative, but good enough advice. He gives comparisons between different commercial properties you can invest into, with garden apartment complexes and anchored shopping centers getting his nod as the best investment choices for a real estate novice. He argues that novice investors should form investment clubs to invest in real estate together; however, he gives very little advice as how to hold title and what form of ownership the group should take. I understand that people must consult with tax and legal professionals to see what best matches their situation, but it would have been nice to have Mr. Masters elaborate on this since its a key argument of his book.
To find property, Mr. Masters tells the aspiring investor to work with a knowlegable broker and not purchase a property with a cash-on-cash return or a cap-rate under 8-10%. While I agree its very important to buy properties with positive cash-flow, this is one of my biggest issues with this book: while in theory it'd be great to skip every property that offers lower returns, in today's market its virtually impossible in most top markets to find properties with those types of returns. If you follow the advice of the author, it will now be impossible to purcahse most investment opportunities as he does not leave room for exceptions in his rule. He also ignores other calculations and never shows how to construct an APOD, which really dates this book. There is no mention of an IRR or projected cash-flows. He also never says to independently confirm the income and expense figures given by the seller even though 9 times out 10 the cap-rate the seller gives on a property is calculated off of proforma numbers that are not aligned with market realities. I can sum up his financing section in a single sentence: find a good mortgage broker to find you a good rate on a fixed, 15-30 year mortgage. And to manage your property? Use a professional management company and watch them for a year to see how they do it, then you can consider doing it on your own. He gives very little helpful advice on what to look for in a management company, mortgage broker, or real estate broker as well.
Tax information is included relegated to an appendix, yet it doesn't even touch on a 1031 tax-deferred exchange and tax implications of real estate investments are hardly touched upon, and when they are, they're no longer applicable as tax laws have changed. I don't remember reading anything about what will effect the basis of your property, how to calculate cash-flow after taxes, or even more than a few quick words about depreciation!
For someone who has purchased their own home or has even a little bit of real estate knowledge, this book has little pratical use -- the only difference between this book and better, cheaper books that I've read is the author's limited information on investment clubs. He even gives poor advice on finding information online: he tells the reader to go online and type in a few keywords on a search engine, not realizing that the reader will find plenty of advertisers and unscrupulous companies in the results.
For anyone who's interested in investing in real estate, I recommend the first thing they learn is how to evaluate properties so they know what to look for in an investment opportunity. To that extent, I highly recommend Frank Gallinelli's "What Every Real Estate Investor Needs to Know About Cash Flow and 36 Other Key Financial Measures", a far-superior, more-practical, and less expensive book.How to Make Money in Commercial Real Estate: For The Small Investor Overview

Implementing the Capability Maturity Model ReviewThe author of this excellent book give a realistic roadmap to achieving CMM levels 2 and 3, which are major hurdles in capability maturity, especially level 2 from a culture-shock point of view.
What makes this book realistic is the way you're lead through the important steps, with a complete focus on what it takes instead of theory. The book starts off with an obligatory overview of the CMM, but quickly segues into the steps needed to attain level 2 (repeatable), which are creating the structures, processes, training program and policies. While each of these are important, I especially like the inclusion of policies because they are necessary to codify goals and are frequently overlooked. This section also includes subcontractor management, which is important for aligning those with whom you are using on projects with your own organizational capabilities. This makes sense because if your organization is repeatable and your subcontractor(s) aren't, then you either need to go shopping for more compatible subcontractors, or get dragged back into ad hoc approaches.
The same approach to graduating to level 3 is used, with slight changes. In the section that covers level 3 the first topic is about focusing on organizational process improvement, followed by an in-depth chapter on defining organization processes. These reflect the key changes between level 2's repeatable goals and level 3's focus on defined processes. After these are clearly and completely explained the same formula - structures, processes, training program and policies - is addressed for level 3.
Following the steps to get to levels 2 and 3, the next section is centered on implementation and assessment. This section prepares you for the assessment process itself, and offers excellent advice on how to get through it. Additional information of value is provided in appendices B (Annotated Level 2 Preassessment Questionnaire) and C (Samples of Level 2 Policies), both of which are provided in PDF format from the book's associated web site.
One key question that needs to be answered: Which is better, this book or CMM Implementation Guide: Choreographing Software Process Improvement by Kim Caputo? My opinion is that both books are equally important and both should be read because they cover two different aspects of attaining CMM levels 2 and above. This book concerns itself with the nuts and bolts of processes, where Caputo's book is more focused on organizational change. I recommend both books, and think that they nicely complement each other.Implementing the Capability Maturity Model Overview

Inside the Fed: Monetary Policy and Its Management, Martin through Greenspan to Bernanke ReviewAxilrod's second edition of Inside the Fed provides an illuminating view of the Federal Reserve with especially good coverage of the Great Inflation era of the 1970s to early 1980s. The best aspect of this book is the insight into the individuals who made monetary policy decisions and the view of insider's on the practical limits of the Fed's power. While this second edition discusses the Great Recession and the events leading up to it, this section does not benefit from Axilrod's intimate, day-to-day knowledge of the key players.
A few areas of the book appeared underdeveloped. A more critical view of the Fed and its role would have been beneficial to the reader. Axilrod's criticisms, to the extent they are present, are generally in the vein of "the Fed should have done more" when many of the criticisms are directed from the angle of the Fed's intervention causing the problems that it then sets out to solve. Second, there is almost no critical examination of the efficacy of combining monetary policy with the regulatory enforcement fuction of the Federal Reserve. Many of the arguments in favor of having an independent monetary policy entity (e.g., to avoid the pressure of the electoral cycle) are completely contrary to the notion of a transparent administrative agency.Inside the Fed: Monetary Policy and Its Management, Martin through Greenspan to Bernanke Overview

Skin in the Game: How Putting Yourself First Today Will Revolutionize Health Care Tomorrow ReviewAs Chairman, President and CEO of McKesson Corp., the largest provider of health care supply and information management services in the U.S. and the "largest company that you've never heard of," John Hammergren is uniquely qualified in his understanding of the front and back office workings of the health care industry. In "Skin in the Game," Hammergren talks about what works, what doesn't, and what opportunities exist to make the health care system work like it should.
Hammergren's angle is that health care is a marketplace and as such should be driven by demand. However, as the book details, the health care industry does not work effectively as a marketplace for several reasons. Customers don't always have choice of providers or treatments. Pricing, which is often hidden from the customer altogether, is usually driven by things totally outside of the customers' control. Information management is behind the times; this makes errors more likely and industry-standard care difficult to deliver on a consistent basis. And, of course, many of us have a hard time getting the health care that we need at all due to the way that insurance has become so integrated into employee benefits packages and prohibitively priced elsewhere. All of these elements combine to make health care inefficient and to drive up costs all around the industry.
Hammergren's solution to this, his vision for giving a streamlined and effective health care market to the consumers, is for private industry -- not the government -- to nationalize the system with shared information, leading-edge technology, algorithmic best-practice standardization, process improvement, emphasis on preventive care, and standardized individual coverage being offered independent of workplace benefits. Under this new paradigm, says Hammergren, all of us will have choice and opportunity within the system. While Hammergren does not downplay the current problems with health care in the U.S, he also paints an optimistic and empowering view of the future if private industry does the right things as he describes them and if the individual consumer steps up to put his or her own "skin in the game" with regards to controlling their own health care future.
In describing the present state of health care and its possible future, Hammergren also gives a great deal of historical information about hospitals, doctors, pharmaceuticals, and distributors in the U.S., and he describes in detail some of the nascent technologies and initiatives that he says will revolutionize health care. All of this information is presented in a user-friendly manner and contributes directly to the vision that the book generates. Since McKesson Corp. is a 175 year-old company whose history has mirrored that of health care in the United States, the company is frequently mentioned in context throughout the book but it is not the primary subject.
Obviously, health care is a hot-button issue in the United States and many people won't agree with all of this material. Still, Hammergren and co-author Phil Harkin have done a good job in making this book an informational, surprisingly easy, and non-polemic read. No matter what your political or personal opinion, this book will probably teach you something new and help you to better understand all the options that individuals, industry leaders and the government have to make this system work for all of us. In addition, the Appendix contains resources that you can use to understand and navigate the here-and-now world of personal health care in the United States, and that alone is worth the price of this book. The information provided is basic, common-sense knowledge that anyone who can successfully reconcile their checkbook with a bank statement, read their 401k statements, and has a credit card should know. However, that being said, this book does contain some great beginner knowledge that had I known when I was 18, would have saved me a world of financial heartbreak. The Professional's Guide to Financial Services Marketing: Bite-Sized Insights For Creating Effective Approaches ReviewThis book is a good read and I highly recommend it for the financial services professional. Mr. Nagdeman conveys experience and wisdom. In my experience as a business coach and consultant, I've come across many financial services professionals who are stuck in a rut using the same marketing techniques as everyone else and trying to keep up with their competitors. This book instills structure and "Tactical Implementation" using branding as foundation, to help financial service professionals to differentiate themselves.
The author sums up this problem neatly when he writes, "Unfortunately, many financial services executives fail to distinguish between strategically oriented, integrated marketing programs and specialized marketing activities implementation activities. For many, the 'M-word' is clearly a synonym for advertising or various others forms of promotion and tactical implementation - from direct mail programs and brochures to convention activities and chachkas." This illustrates the core problem with marketing in this industry- too much copycat behavior, too little differentiation. The real benefit of the book is the knowledge that you gain after establishing this problem, teaching you what to do to stand out and gain clients.
This book is a great addition to the library of the seasoned Financial Services professional, and a good foundation for the novice just entering the industry.

The author began this book by essentially stating that this is a subject that has been ignored for way too long. After reading this very instructive work I couldn't agree more - operational due diligence is a very important part of hedge fund investing, and this book was a great guide. I liked this book for several reasons, the biggest one being that it does not merely describe just a checklist or outline a due diligence questionnaire for hedge funds due diligence. The operational due diligence techniques described seemed to be practical and actually something people could implement. Personal Finance ReviewThis is a very good book on personal finance. It is laid out well and easy to understand. Unfortunately, once you get past the basics (personal budgeting, cash flow statements) and start getting into more specifics, the information contained within the book is no longer accurate. With the turmoil of both the banking and finance industries over the past few years, several parts of the book no longer contain accurate information. While I am not a fan of publishers releasing updated versions of their textbooks, this is a rare case in which a revised edition is warranted.Personal Finance Overview

They haven't even done us the courtesy of changing the layout much. That makes this book OLD, even though it has a new cover, and really does not deal with the way in which angel financing has changed in response to the internet revolution. It is anecdotal, and lacking in data or facts. I really think this is a rather sorry attempt to boost sales without doing any additional research. Raising Entrepreneurial Capital ReviewThis book provides a wealth of practical information about financing an early-stage business. It begins with a discussion of the various legal forms of entities, goes on to cover debt and equity financing techniques, introduces helpful approaches to valuation (not found in too many other books targeted to the early-stage entrepreneur), and then discusses exit strategies. There are also several helpful case studies, a sample term sheet, etc. I'd recommend this book as a great introduction to the subject of small business finance, and as a helpful guide to anyone seeking to raise money (with a competent business attorney by your side) from angel or venture capital sources.

Getting Clients, Keeping Clients: The Essential Guide for Tomorrow's Financial Adviser (A Marketplace Book) ReviewI read this book from cover to cover and dog eared nearly every page. Dan Richards thoroughly covers topics such as: target marketing, prospecting, putting the customer first, getting referrals, conducting evaluations of your service, networking, managing a large client base and even firing difficult clients; and of course, everything in between. There are so many magnificent and expertly covered ideas in this book, you might feel overwhelmed with excitement and anxiety after finishing the book. Never fear, Richards touches on how you can implement many of the ideas in his book one or a few at a time without going overboard.
I will advise that this book is geared more towards the advisor with a year or more in the business (e.g. it does not cover cold calling), however, novices will pick up many ideas that will be useful in dealing with clients from the outset and in growing a practice effortlessly.
As an aside but also important, the central tenet of this book is similar to the ideas covered in Dale Carnegie's "How to Win Friends and Influence People." Accounting Best Practices (Wiley Best Practices) ReviewI found Accounting Best Practices a valuable resource for objectively evaluating my accounting department's business practices and procedures. Mr. Bragg has identified the specific tasks of each of the accounting departments's functions and has made suggestions for efficiencies. The author states the key factors in the successful implementation of the best practices in accounting.
Each chapter presents an exhibit of "Implementation Issues Best Practices" describing the implementation costs, ease and duration of each suggested practice change. This information allowed me to implement the easiest and least costly changes to my accounting department's procedures, thus gaining credibility with upper managment to support the changes involving addional resources.
As a Controller, Best Practices assisted me to focus on the value-added tasks of my department and identifying where my staff's efforts are best utilized to support the corporate objectives. My department has become more efficient, allowing for individual growth opportunities. I highly recommend this book for anyone managing an accounting department. A very concise book that is easy to read and use.

The author tackles the murky topic of money and financial management in private practice with clarity. Her coverage of the range of money-related topics is exhaustive. Her treatment of the ethics related to money is particularly enlightening; in addition to discussing and clarifying a number of common money-related ethical issues, she also provides an cognitive model for ongoing money-related decision-making by reflecting on the underlying issues and often hidden agendas in this area of practice. In addition to being utterly practical, this book is also quite readable. On the one hand, Professor Rogers has written a reference book that assembles much of the information that people intuitively know. The Fractal Geometry of Nature ReviewMandelbrot is the person who introduced the fractal theory to the world in its present form. Many fields of science including geophysics have gained from fractals. However, this is not the book one should read to gain knowledge on the subject.
It is not an easily readable book. 1. It is not well-organized 2. It does not cover necessary things in detail 3. Frustratingly long in some parts. Instead the books: Feder, Fractals; Turcotte, Fractals and Chaos in Geology and Geophysics can be recommended.
